Frequently Asked Questions
Find the answers to commonly asked questions about MTI Education and the CPRES course. If you can’t find your answer here, please don’t hesitate to contact support.
Are you recognized by NAR?
NAR only acknowledges certifications they directly administer. CPRES certification is a private certification that operates independently of NAR programs.
Our certified probate real estate specialist course is offered in local real estate boards nationwide. Many boards, attorneys, and judges recognize the CPRES certification and the specialized knowledge it represents. While it's not a NAR probate certification, the practical expertise you gain as a probate real estate specialist is what matters to families settling estates and the professionals who refer business to you.
Where do I find more information on the course?
For detailed information about the certified probate real estate specialist course, contact our enrollment advisers at 562-421-3539.
The CPRES certification program covers probate law, working with courts and attorneys, marketing to probate leads, creative financing like subto real estate, and building a sustainable probate real estate specialist practice. Our advisers can explain curriculum details, pricing, and how the training applies to your specific market.
Do you get Continuing Education credits with the course?
No. Since we conduct our CPRES certification course nationwide, meeting CE requirements in every state is logistically unfeasible. Each state has different criteria, making approval in all 50 states impractical.
The certified probate real estate specialist training provides specialized knowledge that builds your business rather than simply maintaining license compliance. Many professionals complete required CE credits separately, then invest in CPRES certification for the practical expertise it delivers.
How do I get enrolled?
You can enroll two ways:
- Online: Visit MTIWebinars.com/sales-2-0 to register immediately
- Phone: Call 562-421-3539 to speak with an enrollment adviser
Once enrolled in the certified probate real estate specialist program, you'll receive immediate access to all course materials and can begin learning at your own pace.
Is there a payment plan available?
Yes, we offer a two-payment plan for the CPRES certification course. For pricing details and payment options, contact us at 562-421-3539. Both the full payment and two-payment plan provide the same complete access to the certified probate real estate specialist training.
How is the exam administered?
The CPRES certification exam is online and consists of 25 multiple-choice questions. You need a 75% score to pass (at least 19 correct answers). The exam is self-paced and accessible through your course dashboard. Retakes are available if needed.
After passing, you'll receive your certified probate real estate specialist designation immediately.
How long does the course take?
The CPRES certification course takes approximately 5 hours to complete. It includes 11 sections plus bonus content, covering all aspects of becoming a certified probate real estate specialist.
The course is self-paced—some students complete it in one day, others spread it over several weeks. Once you finish the content and pass the exam, you can immediately begin marketing yourself as a probate real estate specialist.
Do you offer live classes?
Yes. In addition to the self-paced online CPRES certification course, we offer live Zoom workshops throughout the United States. These workshops provide interactive learning, networking with other probate real estate specialists, and hands-on practice with instructors.
Check the MTI Training & Workshop calendar on our website for events near you, or call 562-421-3539 for information about upcoming workshops in your region.
Are there any renewal fees?
No. CPRES certification is a one-time investment with no renewal fees. Once you obtain your certified probate real estate specialist designation, you can use it for as long as you practice real estate.
The optional CPRES Support membership provides ongoing training and resources, but your certification itself never expires and requires no annual renewal.
Can my partner and I have one account?
No. CPRES certification is individual, so each person needs their own account and must complete the training independently. Each certified probate real estate specialist must pass the exam to receive the designation.
When both partners complete the 5-hour course, your team gains double the expertise in probate real estate. For information about enrolling multiple team members, contact 562-421-3539.

What is an estate sale?
An estate sale is a comprehensive sale of a deceased person's personal belongings and household contents, typically conducted by professional estate sale companies to liquidate an entire household. These sales usually occur over a weekend, with items priced and sold to the public.
As a probate real estate specialist, understanding estate sales is important because they often need to be coordinated with real estate listings. Properties typically show better when empty, and families settling estates frequently need both services.
Estate sales differ from garage sales—they're professionally managed, properly priced based on research, and designed to completely empty a home. Professional estate sale companies handle everything from cataloging and pricing to marketing and conducting the sale.
Many certified probate real estate specialists develop referral relationships with estate sale companies, providing complete service to families during estate settlement.
What is a probate sale?
A probate sale is the sale of real estate as part of settling a deceased person's estate through the probate court process. These transactions differ from standard real estate sales due to court involvement, multiple decision-makers, and specific legal requirements.
Key characteristics of probate sales include:
- Court involvement (depending on state law and estate circumstances)
- Personal representative or executor managing the sale
- Extended timelines due to probate processes
- Multiple heirs who may need to approve decisions
- Properties often sold as-is
- Additional documentation and disclosures required
As a certified probate real estate specialist, you understand state-specific probate laws, work effectively with personal representatives and estate attorneys, navigate family dynamics, and know creative solutions like subto real estate when traditional financing doesn't work.
The CPRES certification program provides comprehensive training on probate sales, legal requirements, and how to serve families during estate settlement. Learn more at 562-421-3539.
What is subto real estate?
Subto real estate (short for "subject-to") is a creative financing strategy where a buyer purchases property while the existing mortgage remains in the seller's name. The buyer takes ownership and makes mortgage payments without formally assuming the loan or getting new financing.
In a subto transaction:
- The deed transfers to the buyer
- The existing mortgage stays in the seller's name
- The buyer makes the monthly mortgage payments
- No bank approval or credit checks required
- Due-on-sale clause is triggered but rarely enforced
As a probate real estate specialist, understanding subto real estate provides solutions when traditional financing doesn't work—such as when heirs don't want property, estates need quick cash, properties need extensive repairs, or non-heir investors are purchasing from estates.
While the Garn-St. Germain Act protects heirs' ability to assume mortgages, subto becomes valuable when heirs want quick sales, properties won't qualify for traditional financing, or investors are purchasing from estates without heir protections.
Subto advantages include fast closings, no financing requirements, and solutions for properties in any condition. Important considerations include due-on-sale clause risks, proper legal documentation, and ensuring all parties understand the arrangement.
For a comprehensive guide covering when to use subto, legal considerations, heir protections, and real-world probate scenarios, see our complete Subto Real Estate Guide.
The CPRES certification program covers subto real estate alongside other creative financing strategies, probate law, and everything you need to build a successful probate real estate specialist practice. Call 562-421-3539 to learn more.
